By creating small private luxury communities, we offer home ownership type experiences.  This allows our tenants to have a sense of privacy avoiding elevators, parking structures and large groups of tenants of the property. In the Covid-Era, these kinds of accomodations will be seen as a necessity for people looking to get away from congested areas. With more people working from home, the need for a livable space has never been more important .

Home ownership in Los Angeles is below 30% for all individuals under the age of 35, leaving 70% of individuals as prospective tenants.

 OUR STRATEGY

We operate within a vertical project model that allows us to oversee both the financial backing of a development, as well as the construction timeline for each build, which means we maintain budgets and deadlines, consistently delivering complete builds on time and under budget. This process ensures our property values exceed our project expenses.

WHO ARE WE LOOKING FOR?

We're looking for investors who are looking to collaborate in a successful partnership that offers a minimum preferred return of 8%. Deal structure that motivates the developer to produce returns over 12% as it is mutually beneficial to both parties. This allows both the developer and the equity partner to be in a deal that is a true partnership that promotes maximum returns.

Collaborating with the right group allows both parties to recognize the value in working together to build a long-term relationship to complete 27 projects approx. 135 units in 54 months.
